List of the upgrades we did:

  1. 5 ft chain link fence with gates, across the back of property (we had 2 dogs at the time, however we have not had pets for last 5 yrs)
  2. New sliding patio door to back deck
  3. Hardwood floors in master bedroom and front bedroom
  4. Tiled floor and put in plumbing for laundry room on main floor with stacking washer/dryer
  5. Finished basement with bedroom, bathroom with shower and second laundry room with extra gas stove
  6. Insulated garage and attic
  7. Landscaped outside creating morning sitting space in front protected by trees. Planted continual blooming varieties of perennials (butterfly friendly plants) and raised beds for vegetables. Property has been tended organically and biodynamically since we moved in. Very little lawn to cut (we use hand mower) and low maintenance, mulched gardens. We currently have 2 organically tended beehives which we will move, unless the new owner is interested.
  8. New Miele dishwasher, kitchen tap set, drinking water filter, kitchen lighting
  9. Replaced wood fireplace and chimney with efficient gas insert fireplace that works in power outages
  10. Very few power outages as we are on priority grid close to hospital and are serviced by underground hydro
  11. Since 2012 we have put on new roof, skylight, new high efficiency furnace, air conditioner, new driveway, brick and natural stone walkway around house, private front patio area surrounded by trees. Brick friendly vine covering south facing brick wall to reduce heat gain in summer and extra insulation in ceilings. Also replaced some of windows, installed maintenance free eavestroughs and clothesline.
