Unique farmstead with its own ferry
North Okanagan, British Columbia
171 ACRES, two titles, and ½ MILE frontage on the pristine Shuswap River in Kingfisher, BC. Well maintained home, open main floor, master bedroom with its own private covered deck, large rear view sundeck. Wood stove to keep it cozy in the cooler months. Very serene setting, wonderful walking trails along the river's edge, swimming holes in the river. 5kW solar PV system, organic vegetable garden, fenced fruit trees and berries (strawberries, raspberries, currents, blueberries). Workshop with attached 4 bay implement shed, large barn with loft, new root cellar, sauna, heritage log buildings. The property consists of three benches stepping up from the river. The house and barns are situated on the second bench with a 10 acre pasture, and an upper bench includes a 40 acre pasture/hay field.
Access to property is via a shared private road by Hidden Lake or from a highway across the river on a private reaction ferry. This is the last private property on the river before Mabel Lake and is primarily bordered by wilderness — the Shuswap River to the north, crown land heading up to a mountain to the south, a provincial park to the east and one piece of unoccupied private property to the west. Upriver from the property is a canyon favoured by whitewater kayakers. Downriver is a beautiful canoe ride on a relatively untouched river. Wildlife includes black and grizzly bears, cougars, moose, deer, bobcats, etc. The Shuswap River is an important salmon river for sockeye, chinook and others and the property borders on spawning grounds.
The property has two powerlines crossing the river, one of which is connected to the house and the other which is not currently used. High speed internet is available over the phone line. There are kilometres of trails used for hiking in the summer and snowshoeing and skiining the in the winter.
The Kingfisher Community Centre is across the river and several kilometres up the road with a community hall, tennis and sports field, a shared library and other assets. The Kingfisher Interpretive Centre Society, a not-for profit, volunteer driven community based salmon hatchery and environmental education centre is downsteam.
