We looked at more than 35 possible properties before settling on 16 acres of gorgeous forest, farmland, and meadow located on the edge of the Wildwood neighbourhood in Powell River/qathet region. The land has a history of farming with fertile, productive soil, over 800 blueberry plants, 60 fruit trees, two acres of vegetable farmland and three greenhouses. There is wilderness behind us with 180 km of hiking trails just out our back door and a vibrant neighbourhood in front of us. There are 32 fresh water lakes in the region and the ocean is a five minute drive away. We couldn’t imagine a better location!

Architecurally designed by Mobius Architecture. this home is 800 square feet on the main floor and over 450 square feet on a second story. The main floor is an open concept design with 9' ceili9ngs and large southwest facing windows that allow for great winter light and passive heating.
The main floor has a master bedroom and smaller second bedroom or den. Upstairs is a second bathroom with shower and either a large open area for more living space/studio or two additional bedrooms. The upstairs has 10' high ceilings, a large dormer and two large gable end windows. This home is nestled into the edge of the forest and has expansive views to the south and west.
Homes are designed with energy efficiency in mind and are heated with heat pumps. There is just a single utility (hydro) and all homes are "solar ready."
This new cohousing community runs a certified organic farm providing healthy, fresh food to members and to the wider community. Members are all co-owners of the farm enterprise and have the opportunity to be as involved in the life of the farm as they choose. Members can harvest their own food for free or purchase it at the farm store at a 50% discount. There is opportunity for employment on the farm or other independant land-based businesses if desired. The farm sells produce at our own farm store, at three farmer's markets and through a U-pick operation that welcomes the public on to the farm three times per week. We welcome student groups and community members to come to the farm for workshops and hands-on learning.

Structured as an "equity cooperative," members own their own units through a share and occupancy agreement and can recover their investment by selling their share if they decide to leave. The cooperative has secured financing through our local credit union for those who will need to finance their units. Since the mortgage will be held by the cooperative, individual members can purchase their home with less money down if they have strong monthly income. To bring our vision to fruition we have been working with a skilled team of professionals including Ronaye Matthew of Cohousing Development Consultants who has supported the development of more than a dozen cohousing projects in Canada.
Blueberry Commons uses sociocracy as our governance system which encourages efficient and equitable decision-making and transparency. We welcome young families, single people and those from diverse walks of life. Following occupancy in August, 2025 we plan to erect an 800 square foot insulated yurt from Yurts by Design as our common community space.
