Leeds-Grenville, 25 minutes SW of Perth, Ontario, Canada
I restored and updated this 1880s clapboard farmhouse on an acre of land in the Rideau Lakes Township in Eastern Ontario as a counterbalance to writing during my PhD, completing much of the work during the pandemic.
I am interested in finding tenants beginning in January 2026 or beyond for a month-to-month rental or to lease the house to long-term tenants (furnished, unfurnished or semi-furnished) for $2450, utilities included; you can enquire with me about either possibility (terms are negotiable).
The closest village to the house is Portland, a seven-minute drive away, on the Big Rideau Lake, which has a public swimming spot. The house is a half hour southwest of Perth, twenty-five minutes southwest of Smiths Falls, an hour's drive to the outskirts of Ottawa and a forty-five-minute drive to Kingston.
The main floor layout of the house includes a living room with an adjoining study, dining room, a galley kitchen with main floor laundry, and a large, enclosed sun porch at the front of the house. Upstairs are two full bathrooms (one of which is an ensuite with a claw-foot bathtub) and three bedrooms. The largest of the three bedrooms has an adjoining bedroom set up as an office, allowing for two separate home office spaces so that two people can work privately or do video conferencing in the house. The house can sleep up to seven people as it is currently set up, including the futon bed in the living room/ study and the three upstairs bedrooms.
I want to find people interested in renting the house for a few years and doing gardening/ homesteading on the property. The property's backyard has a nice view of the abutting farmland (currently being planted with grain crops, previously has been pasture for cattle), a fire pit, and a fenced garden area with a chicken coop. I am willing to invest additional funds in planting perennials, berry bushes, fruit trees, and gardening infrastructure over time. I am willing to help with seasonal outdoor maintenance on the gardens and property. I have a shipping container next to the house that I have finished and will use for storage/ workshop space, to which I will need periodic access. There is a garden shed with garden tools on the property, and another outdoor workshop/ shed that could be used to store tools or for additional outdoor storage.
Rideau Lakes is a beautiful area with access to the Rideau Canal system, conservation areas, and hiking trails, including the Cataraqui Trail, located a few kilometres from the house, part of the Trans-Canada Trail System. The hobby farm across the road has sheep, cattle, and horses. The house is close to the road and adjacent to a working farm, so the location feels rural but not remote or secluded, since you will hear animal noises and farm equipment passing by.
The house has new double-pane windows and has been well-insulated with spray foam and blown-in cellulose insulation in the walls, which helps with cooling in the summer and heating in the winter. The house is heated with an air source heat pump and a backup electric furnace, providing air conditioning in the summer (though the AC is less effective on the second floor than the first floor). There is a woodstove in the living room for supplemental and back-up winter heating. There is a water softener system and a UV filter to treat the well water, and the house is on a septic system. Amenities in the nearby villages of Portland, Elgin and Delta include post office branches, township library branches, cafes, a grocery store, gas stations and convenience stores. Smiths Falls and Perth are the closest towns with all the other basic amenities. I am open to folks of all backgrounds, families, and pets, though I will conduct a standard background check as part of the lease process.
